The PMHI building kit is only a small part of the total building cost. On average
our building kits are about 25% - 35% of the total building cost. Actual building
costs can vary depending upon building site specifics. For example, snow loads and
building on sloping lots will increase building costs. This estimate doesn’t include
land, utilities, site work, landscaping or building fees.
In order to help our customers identify building cost beyond the PMHI building kit
PMHI has developed a proprietary computer program that we call the “Construction
Cost Estimator”. Our local PMHI representatives have this program and are ready to
help you generate an anticipated construction estimate. No other company provides
this much information before you build.
Another helpful tool is a “Construction Cost Breakdown”. This is part of the paperwork
that a construction lender requires to get a loan. It lists the most common budget
items used for a building project. It can look difficult but usually you would complete
it with the help on your sub-contractors and local PMHI representative.
Contractor Referrals
While some of our customers build the complete home themselves, most operate as an
owner-managers. They hire licensed subcontractors to do the work they’ve chosen not
to do themselves.
Finding and hiring the best contractors for your new project can be difficult. However,
once again, our local PMHI representatives can help. They maintain a list of sub-contractors
that can help you with any aspect of your project. Since our representatives realize
that these contractors will have a great effect upon our customers experience with
our product, it’s important that they are held to a high standard. In fact, these
contractors can only maintain a spot on the local referral list if they maintain
a high level of customer satisfaction.
Building Kits
Since the building industry commonly quotes prices per square foot of building area,
PMHI is commonly asked for our cost per square foot. However, we don’t arrive at
our prices by the square foot. We enter the total wall length, number of windows
and so on into our proprietary software program. In turn, it generates the price
for that specific building kit. We find that our system provides better pricing for
our customers and better cost control. We are proud of our prices and that’s why
we publish our price list on our website.
